What's your home really worth?
Find out fast and free. Enter your address and get a custom value report from a local expert, not a website guess.
What affects my home's value most?
- Comparable sales in your subdivision in the last 3–6 months
- Active competition: the homes buyers are touring right now in your price band
- Condition and updates: kitchens, baths, flooring, roof, HVAC
- Lot: size, backing (greenbelt vs. busy road), pool
- School district and zoned campuses
What are homes worth in Sachse, Wylie, Murphy and nearby cities?
Values vary a lot from subdivision to subdivision, even within the same city, which is why a single city-wide number isn't much help. Tera tracks sales across Sachse, Wylie, Murphy, Lucas, Richardson, Plano, Rowlett and Dallas, and your report compares your home to the sales that actually match it.
What did homes near me sell for?
Because Texas doesn't publish sale prices, the best way to see real sold prices is through the MLS. Search recently sold homes in your area.
Why is my Zestimate wrong?
Algorithms can't see your remodel, your view or your roof's age, and in Texas they don't get reliable sold-price data. That's why two homes on the same street can be valued the same online and sell tens of thousands of dollars apart.
Watch: are you comparing your home to the wrong market?
Frequently asked questions
Is the home value report really free?
Yes. There's no cost and no obligation to list. Tera prepares it from current MLS data and sends it within one business day.
What's the difference between a CMA and an appraisal?
A comparative market analysis (CMA) is prepared by a real estate agent to help set a list price, using recent sales and current competition. An appraisal is a formal valuation by a licensed appraiser, usually ordered by the buyer's lender once a home is under contract.
How accurate are online home value estimates in Texas?
Often not very, because Texas doesn't publicly disclose sale prices and algorithms can't see condition or updates. Treat them as a rough starting point, not a pricing strategy.
What upgrades add the most value before selling?
Usually the simple ones: fresh neutral paint, lighting, landscaping, deep cleaning, and fixing anything an inspector will flag. Big remodels rarely pay for themselves right before a sale. Tera will tell you what's worth doing for your specific home.
How often do home values change?
Constantly. Interest rates, inventory and the season all move prices, sometimes month to month. If your last estimate is more than a few months old, get a fresh one before making decisions.
